General Requirements • The primary guest (reservation account holder) must: • Be at least 21 years old. • Be present every night of the stay. • Ensure the number of guests matches the reservation and that all guests follow the house rules. • No visitors or day guests are allowed under any circumstances. • Check-in is between 3 p.m. and 9 p.m. • No mail deliveries to the rental units. • Use only the designated outdoor space for your unit: • Bear: Stone Patio • Loon: Porch • Moose: Deck • A signed liability waiver is required to use the kayaks (seasonally available). Communication • Before booking: • Review the full listing description, house manual, and house rules. • Be aware that some amenities are seasonal. • After booking: • Communicate with us through the booking platform’s app for the quickest responses. • Respond to our messages within 12 hours. • If there’s an issue during your stay, report it in writing and allow up to 12 hours (or the next business day) for resolution. Refunds or credits will be forfeited if this process is not followed. Children & Pets • No guests under 13 years old. • Guests aged 13-17 must have a parent or guardian present at all times. • Adults are responsible for the safety and behavior of any minors. • No pets allowed. Environmental Care • Windows must be closed and locked when using heat. • From November 1 to March 31, windows must remain closed and locked. • Turn off lights, air conditioning, and electronics when not in use. Do not leave air conditioning or heaters running when you are not in the apartment. Care of the Property • Do not move the furniture. • Only flush toilet paper and organic waste. • Dispose of menstrual products, tissues, wipes, etc., in the trash. • Do not pour solidifying liquids down the sink. • Dispose of food scraps and cooking oils in the trash. • Do not leave the apartment while the dishwasher is running. • Ensure windows are closed and locked before leaving the apartment. • Towels and blankets must remain inside the apartment. Beach towels are provided seasonally. Departure Guidelines • Check-out is at 11 a.m. • Remove or dispose of any leftover food. • Dispose of trash and recycling as directed in the Garbage and Recycling instructions. • Rinse and load the dishes into the dishwasher. • Turn off bathroom heaters and air conditioners, and set the thermostat to 60°F. • Close and lock all windows. • Notify us via message when you’ve checked out. Adherence & Consequences • Violating any of these rules is a breach of the Rental Agreement. • Failure to follow these rules, host instructions, or any behavior that disrupts other guests will result in eviction without a refund. • Evicted guests must leave within 30 minutes under supervision.
